What Do Repeat Clients Teach Us About Building Homes That Last (And Why It Matters)?

repeat clients custom home builder

Every luxury custom home build is personal, and every client’s story is different. When a homeowner chooses to build again with the same builder for a second home, it’s one of the greatest compliments that can be given. And we want to celebrate this relationship together!

At McMillan Design Build, we’ve had clients return to build their second home with us, and it’s more than just another project. It’s a testament to trust, collaboration, and a shared vision. McMillan states, “When you are spending this kind of money and time, it should be fun.  We build beyond the ordinary and with this vision, our projects are treated as not just buildings but artwork.”

In this article, we’ll discuss the lessons our repeat clients have taught us about building homes better – or rather, building homes together – and why those lessons matter for anyone looking to create their dream home.

We’ll explain how trust and partnership can elevate a project beyond expectations, what makes the design-build process so effective when there’s a strong client-builder relationship, and how we ensure that a second home project feels just as personal and rewarding as the first. Along the way, we’ll answer common questions about working with a custom home builder again (or for the first time) and why a collaborative approach makes all the difference.

Why is a repeat client coming back for a second home project so special?

When a past client returns to build another home with us, it speaks volumes. Why is this so significant? In simple terms, it means we proved our firm’s value and expertise the first time – so much so that the client trusts us with another one of their dreams. It’s often said that the highest praise in the custom home business is a referral or a returning client. A repeat client isn’t just a satisfied customer; they are a partner who has chosen to continue the journey with us again. This kind of long-term relationship is special for several reasons:

Validation of Trust: It confirms that the client was happy with their first experience. They trust our team enough to come back, which is a strong endorsement of our work and values.

Deepened Partnership: Having gone through the process once, both the client and we have a mutual understanding. The communication is often smoother and the partnership even stronger the second time around.

Shared Vision: We already understand the client’s style, needs, and preferences from the first project. For the second home, we can build on that shared vision and take it even further, crafting something that complements or even outshines the first home.

In building a custom home, a second project with the same family feels like a reunion. Building again, together reinforces the idea that we’re not just constructing a house; we’re continuing a relationship. It’s similar to having a friend come back for a new adventure – there’s excitement, mutual respect, and a comfort level that energizes everyone involved. We love it when a luxury customer from 10 years ago brings up value statements or what we call “McMillanisms” regarding optimal construction practices, or design intentions. Clients remember what we bring to the table and what our ideals or non-compromising ways of designing and building which stand true a decade later.”

At McMillan Design Build, we consider it more than a repeat project. It truly is a compliment and a responsibility. It tells us that our approach to optimal building and design practices and client service made a lasting impression. And it challenges us to raise the bar even higher for the encore. After all, if someone trusts you enough to build their dream home not once but twice, you owe them nothing less than exceptional results again.

How does trust and collaboration influence the home-building process?

Trust is the foundation of any successful home-building partnership. When there’s mutual trust and open collaboration between the homeowner and the builder, the entire process transforms. But how exactly does trust make a difference? Here are a few key ways:

Open Communication: With trust, clients feel comfortable sharing their true ideas, concerns, and hopes. Likewise, the builder can be transparent about what’s possible and suggest improvements. This open dialogue ensures everyone is on the same page from day one, preventing miscommunications. Lesley, one of our repeat clients shared, “Michael is great at not just finding ways to please and make things happen but also brings up alternatives, cost constraints, and allows us to make the best decisions possible for our project”.

Creative Collaboration: Trust empowers both the client and the builder to explore creative solutions together. When a client trusts their builder’s expertise, they are more open to suggestions that they might not have considered on their own. Similarly, a builder who trusts that the client will be receptive can bring innovative ideas to the table without fear.

Efficient Problem Solving: Every construction project has its challenges, from budget decisions on differing design ideas to alternative materials and finishes. When trust is present, a client is more likely to depend on the builder’s advice and make decisions faster, knowing it’s in their best interest. Problems get solved as a team rather than becoming pain points.

Accountability and Quality: Trust also means each party feels a stronger sense of accountability. The builder knows the client trusts them to deliver on our promises of high level details and finishes, so the team is motivated to go the extra mile. And the client, trusting the process, might be more patient and understanding with timelines and creative changes.

In our experience, the projects that shine the brightest are those where there’s a true partnership. Rather than a client on one side and builder on the other, it’s very much a “we’re in this together” mindset. Trust is the reason a homeowner can hand us a concept and say, “You have the freedom to make this even better.” And collaboration is how we take that concept and refine it in ways that delight everyone.

So whether you’re building your first custom home or your forever home, choosing McMillan Design Build as a team that you can trust matters. It creates a positive cycle: trust leads to better communication, which leads to creative ideas, which leads to a home that feels uniquely you. And when you are sitting relaxing on your sofa gazing out of the window that is showing an artistic vantage point on your property, and you have the feeling and joy of being content and happy with the environment and decisions made on the project. You’ll know the journey was a collaborative one, built on a solid foundation of mutual respect.

What did we learn from building a second home for the same client?

Every project teaches us something, but working on a second home with a repeat client offered a particularly insightful lesson. One of the key takeaways was this: when a client trusts us enough to give creative freedom, it can elevate the project beyond even their initial vision. After 10 years of knowing our clients  we were able to listen to their ideas and know what they wanted. We were able to sketch and provide schematic designs early on and they loved it.  The design team’s collaborative efforts were in sync with our clients’ personalities and they easily satisfied and pleased the clients with the initial design. As McMillan shared,“That connective creativity is fun and rewarding and is not easily accomplished.”

For example, we are currently crafting a second residence for a repeat client – a serene sanctuary in the woods just a few miles from downtown Davidson, NC. This isn’t just another house; it’s intended as a true retreat, a place where the family can unwind and feel like they’re a world away, even though town is close by. From the outset, our client said, “Here’s what I’m imagining… but I trust you to run with it.” That vote of confidence set the stage for an incredibly creative and collaborative design process.

Through our design-build approach, every detail of this woodland retreat has been thoughtfully planned to fulfill the client’s vision of “a space that feels like a deep exhale.” What does that look like in practice? It means we’ve integrated features that might not be typical in a primary home, but make perfect sense for a peaceful getaway. “We build beyond the ordinary for generations to enjoy,” McMillan shares,  “Our clients and team discussed how their grandchildren will look forward to spending time at their getaway retreat built amongst the trees to go on adventures and enjoy nature together with them”.

In our client’s own words:

“Mike makes every attempt to create an experience as fun and enjoyable as possible for his clients. Because McMillan Design Build only takes on a set number of projects during our timeline, he can personally focus on our own experience and build as a large portion of his time and attention daily! We are not passed off to a project manager or superintendent running a high quantity of projects and ‘clocking out’ at the end of the day. His name is on the build, and the final optimal outcome for us as clients is his mission.”

The lesson for us was powerful: collaboration and trust can truly elevate a project. The home that’s taking shape now is not only extremely personal to the client, but it also contains design solutions that surprised and delighted them – features they now say they can’t imagine living without. It reinforced the idea that when clients come to us with an open mind and confidence in our expertise, we can deliver something that goes beyond what they might have initially envisioned.

Building this second home taught us that creative freedom, backed by trust, leads to thoughtful details and one-of-a-kind solutions. It’s an approach we carry into every project: listen carefully to what the client wants, then, if given the opportunity, go a step further and suggest touches that make it uniquely theirs. Often, it’s those collaborative additions that turn a great house into a dream home.

And perhaps the most important thing we learned? When you finish a project and the client says, “This is even better than the picture I had in my head,” that’s when you know the collaboration truly paid off. It’s a gratifying experience for both the homeowner and our team, and it’s exactly why we love what we do. It’s all about creating a feeling—beginning with the arrival experience, the approach, and the entryways, extending to the outdoor livability, and highlighted through the artistic focus of the windows. We love when every detail comes together and those enjoying the space feel both comfortable and inspired, surrounded by the visual artistry we’ve created together.

How is building a second home different from the first time around?

You might wonder, if you’ve built one custom home, is the second go-around any easier or different? In many ways, yes – and in some ways, it’s a whole new adventure. Building a second home with the same builder has its own unique dynamics:

Familiarity and Efficiency: With a previous project under our belts, we already have an established communication flow. The client knows how our process works (design phases, meetings, updates, etc.), and we know how the client makes decisions. This familiarity can make the second project move more efficiently. For example, during design meetings for the Davidson retreat home, we found we could skip some of the basics and dive right into deeper design discussions because we weren’t starting from square one on discovery of personality and how the client lives.

Refined Preferences: Often, homeowners discover likes and dislikes through living in their first custom home. Perhaps in Home #1 they learned they really love open-concept living but wish they had more outdoor entertaining space, or they realized which features were most valuable to their lifestyle, especially the understanding on barrier free living which is a hallmark McMillan design. When it’s time to build the second home, we have the benefit of those insights. It’s an opportunity to refine and tailor the new home even more closely how the client wants the new home’s spaces to make them feel. In our repeat client’s case, having enjoyed the quaint breakfast nook with fireplace and shaded french door to an outside circular roof and porch where they read, create and reflect, they told us being elevated amongst the trees, with complete privacy and a vantage point that points to the woods was a must-have in the new retreat – which led us to prioritize the big view designing a wrap around porch with an elevated pitched roof porch 16’ tall pointing to the top of trees allowing full-tree and outdoor views from the living space.

New Purpose, New Ideas: A second home often serves a different purpose than the primary residence. In this case, our client’s first home with us was a couples’s main residence in the historic downtown of Davidson, NC, full of practical features not just for daily life, work, and family gatherings but also for comfort and indoor tranquility, whereas the second is meant for weekends and decompression. Because the purpose shifted, the design approach shifted too. The retreat home is a family asset to be shared for generations, not for resale, so the traditional marketplace of must haves all went out the door.  “This was enjoyable,” shares McMillan, “designing for pure relaxation, escape and a feeling upon arrival was such a dream come true. Our own family consists of avid outdoor adventurers, and nature seekers.” The change in goals (from everyday living to occasional escape) meant we were able to be creative in different ways, all while leaning on the trust we built previously.

Maintaining the Same High Level of Care: One thing that doesn’t change the second time around is our commitment to quality and personal attention. If anything, we strive to make the experience even better the next time. We know a returning client has high expectations (as they should – we set a high bar with the first project!). So we approach the second project with the same level of enthusiasm, detail, and care as the first. Actually, there’s a wonderful kind of confidence on both sides in a repeat engagement: the client isn’t worried whether we’ll deliver a beautiful result – they’ve seen it happen before – and we are deeply motivated to not just match that experience but make it even smoother and more enjoyable. We strive to please and have been able to adapt and work to bring the same value and expertise to the table as the client experienced in the prior build.

In short, building a second custom home with a client feels like picking up a familiar book but starting a new chapter. There’s comfort in the known characters and themes, but the story can take exciting new turns. For anyone considering a second project (or even your first), it’s encouraging to know that the process can evolve with you. The lessons from the first build inform the second, and the trust you’ve established carries forward, allowing everyone to focus on what’s new and exciting about creating your next dream home.

Frequently Asked Questions

It’s a strong sign of trust and satisfaction. If a homeowner comes back to the same builder, it means their first experience was positive and the relationship was solid. From the builder’s perspective, it’s one of the highest compliments – it shows that the client not only loves their first home, but also the process of working together. It also benefits the client, because the builder already understands their style and priorities, which can make the second project even more tailored and efficient. If you are going to work with us the first time,  understand we go about it in hopes to create a relationship for you to come back and build with us again!

We intentionally limit the number of projects we take on at one time so that we can give each home our full attention. Michael personally designs and oversees each build, with a hands-on approach with all our trade partners. Our job is to lead and optimize all phases and scopes of work with over 30 years of building science construction knowledge, staying in close communication with our clients. We don’t shuffle you between departments or leave you wondering who to talk to – you’ll have direct access to the builder. By being hands-on and treating each project like our own, we make sure the experience feels custom-tailored. Clients often mention that this level of personal care made their home-building journey fun and stress-free (which is exactly our goal!).

The design-build approach means that the design team and the construction team are all on the same team from day one – in our case, we handle both the architectural design and the building of your home. For you, the homeowner, this means a smoother and more cohesive process. With design-build, there’s a single point of accountability (no finger-pointing between an outside architect and builder), and the project can often move faster and more cost-effectively. It also fosters a collaborative environment where ideas flow freely.

Trust is everything in custom home building. When you trust your builder, you can relax and communicate openly, rather than feeling you have to micromanage or second-guess every decision. It creates a positive working relationship where the builder understands your needs and you feel confident in their expertise. Trust also makes the project more enjoyable – you know that challenges will be handled, and you can focus on the exciting parts of building your home. From the builder’s side, when a client trusts us, we’re motivated to do our very best work and even go beyond the basic requirements, because we take that trust personally. In short, trust leads to better teamwork, which leads to a better home.

Yes. When you choose McMillan Design Build, you are choosing to work directly with Michael as principal of the company as well onsite builder and with our core trade partner team. Mike is heavily involved from the initial consultation and design discussions all the way through handing you the keys at the end. Clients appreciate that they can call or text the owner/builder and get a response quickly. This kind of direct involvement is a big part of how we maintain quality and trust. We don’t put layers of bureaucracy between you and the builder – we keep it personal.

Getting started is easier than you might think. The first step is to reach out and have a conversation about your vision. We have an in depth “Getting to Know You” form and process that helps set the tone to ultimately serve clients. This will give us your initial information and help us better understand your lifestyle, vision and how the space is ultimately going to make you feel and live, as well to get a rough idea of timeline and budget. After completing the form, we will reach out to schedule a consultation with our team– we’ll talk about what you have in mind, be it a forever home or a special retreat, and we’ll explain how the process works.

From there, we’ll guide you through our McMillan design-build process, step by step.

Whether you’re ready to break ground soon or just curious, we will be happy to set up a consultation call at your convenience.

Why does it matter who builds your second home (or first)?

When it comes to building a custom home – whether it’s your primary residence or a second sanctuary – who you choose to build with matters tremendously. Our experience with repeat clients has underscored a simple truth: a home is more than walls and a roof; it’s the product of a partnership. The reason it matters that a past client trusted us again is the same reason it matters for any client: because a great partnership will make your home better and your experience happier.

Repeat clients have taught us that when you find a builder who listens, communicates, and genuinely cares about your goals, it’s worth coming back. They’ve shown that trust and collaboration lead to homes that truly reflect the owner’s personality and needs. They’ve also shown us that our mission to craft a fun, personal, and high-quality building experience makes a lasting difference.

If you’re a prospective homeowner (in Davidson, Charlotte, or anywhere in the Lake Norman region), the story behind a repeat client’s second home is really a story about peace of mind. It’s knowing you have a trusted guide for one of the biggest projects of your life. It’s feeling confident enough to say, “Here’s my dream – let’s build it together.” And for us at McMillan Design Build, it’s a privilege we don’t take lightly.

In the end, what repeat clients teach us about building homes the McMillan way is that doing things right – with integrity, creativity, and personal commitment – truly matters. It matters not just for earning business again, but for creating homes that stand the test of time and relationships that do, too. Every home we build is a potential forever home for a family, and every client we serve is potentially a friend for life.

Because at McMillan Builders, a design build firm, building your dream home isn’t just a job – it’s a partnership. And when you come back to build a second home with us, it feels a little like welcoming you home for us as well.
